What is a 4-Point Inspection?

A 4-Point inspection, also known as a “Four Point Inspection” or a “Four Point” is a required inspection that is done at the request of an insurance company. If you are acquiring or changing homeowners insurance, you will need to supply the underwriter with a recently conducted 4-Point.

What is Inspected?

Roof

The roof will be inspected to make sure there are no leaks, missing or damaged shingles

HVAC

An Inspector will verify your A/C operates properly

Electric

The distribution panel will be inspected for defects.

Plumbing

The plumbing system will be inspected for leaks and appropriate shut-offs

How Can I Prepare?

Preparing for a 4-Point inspection is easy! Follow these general guidelines in order to make your inspection a breeze – for you & your inspector!

  • Make sure plumbing beneath sinks is visible – remove any obstructions that prevent visible inspection of the area underneath sinks and behind toilets. The water heater will also need to be photographed, so ensure that access is allowed.
 
 
  • Check to make sure that the distribution panel (electric panel) is non-obstructed and easily accessible. The inspector will have to remove the panel cover to inspect properly.
